2014 Swim Party

 Be sure to make your way to the Windwood Swimming Pool on Sunday, August 10th for the annual RKHA Pool Party. ALL Rolling Knolls residents are invited to the party.  All you need to do is bring a dish to share with your neighbors!  The fun and swimming begins at 11 A.M. and goes until 3 P.M.  We look forward to seeing you there!

-Total expenses = $12,888.66

-Need to find some areas to cutback due to some unexpected costs (broken sprinkler heads, dead tree removal)

 

Secretary – Jen Newman

·         Will make a sign for 42 lot display – “Have you paid your RKHA dues? rollingknolls@fuse.net”; Short discussion on taking display sign down, painting it bright yellow.

-Any interest in Craig’s List ad, Meghan is willing to come to you to take pics of your garage sale items

·         Meghan will continue to send updates to Amy V. for database.

 

·         Depending on how many extra we have, we should to distribute directories to new 2014 dues paying residents

 

·         Amy V. – generate list of non-paying dues residents so that a small “drop-off” mailing can be made and distributed w/hope of receiving more dues payments.

·         Decided that Landmark is our best option for upkeep of lots for 2014.

-Jill H. will call to confirm prices and to discuss a timeframe of 33 (or less) weeks of service @$125/week.

-Also, it will be made clear that Landmark will have to be responsible for any gravity sprinkler heads that become broken/damaged during their service, as this became a huge, unexpected cost for the 2013 year.

 

·         Lawn Management (handles sprinkler system) – Prices are being determined for this year. Price will go down for typical services if paid up front.

9/9/13 Board Minutes

  • Garage Sale on 9/27, 9/28 from 8:30-3:30; This is in conjunction with West Chester Station.

  • 2013 Directory - "The Print Zone"; Advertisements should cover the cost of the directory, with little/no profit earned. List of potential and past advertisers was made and calls will be made to secure ad spaces. There is a max of 10 full pages that can be used for ad space.
         If you are a dues paying resident of Rolling Knolls
and have a business you would like to see in the directory,
please contact rollingknolls@fuse.net.
Deadline is September 30th.
You would need a pdf of your company's image.
Cost is $125 for a full, color page and $75 for a half, color page.
 Dues paying residents can also have their business listed for free.
Non-residents can have their business listed for $25.
 
 - Dues paying residents will receive a copy of the directory. If you would like a copy of the directory, and have not paid this year's dues of $40, PLEASE consider contacting Meagan Mapes to do so.

 - A delivery schedule of the directories will be determined.
  • A REMINDER from our "Pretective Covenants and Restrictions"...
         "9. No animals, livestock or poultry of any kind shall be raised, bred, or kept on any lot or in the dwelling or garage erected thereon, except that dogs, cats or other household pets may be kept, provided they are not kept, bred, or maintained for any commercial purpose, nor in such numbers as to become a nuisance or offensive to other owners."

          Please consider contacting West Chester Township with any questions or concerns regarding township rules and regulations at westchesteroh.org. There is an "Action request" line for zoning complaints.

  • Front Lots/Trees
          - There are a couple of dead/dying trees behind the entrance signs on the 42 entryway. We have decided to research other prices/companies for advice/pricing related to saving the trees (if possible) or removal.

          -There also has been continued conversations with Landmark regarding the scheduled maintenance of the landscaping/care of these entry lots.

          -The spotlight and photocells need to be checked on Friar Tuck entry as they appear to be not working.

-Pending confirmation, RKHA Pool Party (all Rolling Knolls homeowners are invited) will be on August 25th from 11:30-3:30 at the Windwood Pool.
-Jill H. to confirm with pool manager and check regarding trading display of signage for rental fee
-Meghan M. & Tonya L. to work on organizing a list and buying food
-Neighbors w/last names A-L to bring apps/side dishes, M-Z to bring desserts

-Board getting information from Amy V regarding cost of ads in past directory and total cost, so that we can proceed soliciting ads from local businesses to assist with fundraising for directory.

-Lawn Management Sprinkler Company billing issues and regarding fixing a leak; Amy B. researching cheaper backflow testing costs
-For any future contract w/lawn care companies, be sure to include that they are responsible for fixing any broken sprinkler valves.
-Dead/dying trees behind both signs on 42 lot; Monitor and access how to proceed
 
**** TO THE COMMUNITY ****
 
THE SPEED LIMIT ON OUR STREETS IS 25 MPH. Many residents (especially on Windwood) are concerned regarding the number of speeders. Jill H has asked numerous questions to WC police regarding stop signs, speed bumps, signage, etc. Residents are encouraged to "police" the streets as well and continue to voice concerns to WC police. We will continue to investigate this concern.
 
 REMINDER: In our "Protective Covenants and Restrictions" (as stated in our past directory), "...Campers, boats, trailers or recreational vehicles may not be stored in front or side yards, except for 48-hr periods."
